2024降息预期，买房好机会吗？

cme 上2024三月降息概率超过50%, 之后的月份更高, 7月已经是99%了。


估计很多房地产买家已经开始蠢蠢欲动了。


说一个自己的预测，mortgage rate一开始会下来一些，但长期还是会回到高位 (~6%)，随着大量买家闻讯降息进场，mbs pre-payment会大幅上升，fed也会相应增加目前的缩表速度 (提高当前350亿每月的上限，目前的上限其实都达不到，因为pre-payment太少)，从而把mortgage push上去。

to be clear, 如果rolloff cap增加, 我是看衰的，mbs缩表抽走的是买家和贷款方的流动性。


你可以说有很多有钱人等着买，但我不觉得他们能接得住fed的mbs (2.4万亿)。
去年年底最低的时候，地里还到处都是一片买房就接盘。。你在这里问，能问出个寂寞
今年年初的时候Palo Alto 是可以砍价的。。。
然后，股市一回去，就没有然后了。
这次美联储加息加了个寂寞，完全没有遏制住市场关于房价的上涨预期
很多地区是结构性住房供给不足，降息是大趋势，但是降息有一定可能会推动需求从而导致房价进一步上升，毕竟房子供给就那么多，依然有大量的买家在观望等着利率降下来。
南加很多房子已经要加价抢了
最好的时机是去年年底
其次是今年上半年
但那时候风险大，市场都在观望
现在都涨了一波了
明年只能说风险小，收益也一般
你说加息小心被喷，先给你扣个agent的帽子
